For more than 30 years I have advised clients on all aspects of real estate matters, including land development and financing of commercial, residential, and mixed-use properties. My experience also includes the acquisition, sale, leasing, permitting, and development of commercial real estate, as well as mortgage lending, foreclosures, and bankruptcy work. I am a licensed title agent in New Hampshire, Maine, and Massachusetts and enjoy resolving complex title issues.
Currently, I am the Chair of the Firm’s Real Estate Practice Group. The clients I help include banks, credit unions, developers, private lenders, limited liability companies, trusts, colleges, hotel owners, and individuals. With my counsel, the purchaser of a national drug store chain and strip mall successfully navigated a complex process involving a ground lease, national chain lease, assignments with several tenants, performance bonds, special permits, and various title restrictions.
I am often called upon to act as local counsel to varied parties who need help seeking compliance with New Hampshire and Massachusetts conveyance and financing law as well as zoning regulation and permitting. One of my more involved cases was representing a lender in the initial purchase and construction financing of a golf course with a residential lot development of 63 lots, resulting in an award-winning golf course and housing complex.
My family and I often travel to the warm waters of the Caribbean. Reading, watching both American and European football, and entertaining friends are among my favorite past times.
Representative Matters
- Represented purchaser of national drug store chain and strip mall. Property spanned two towns with complex title work involving ground leases, national chain lease, assignments with several tenants, performance bonds, special permits, and various restrictions.
- Represented lender of well-known retail business in purchase of flagship store, involving permits and zoning compliance in the city of Boston.
- Successfully represented business owner in planning board hearings with regard to an objection to proposed site plan and development within a shared easement area.
- Represented business owner in successfully obtaining a variance to subdivide a waterfront lot despite strong abutters objections.
- Acted as local counsel for a well-known department chain in a change of use for permitting with planning board and subsequent purchase of property.
- Represented lender in the financing of an auto mall where several parcels of land involved national leasing and complex title work, involving curb cuts, access, and restrictions.
- Represented lender in financing purchase of industrial park involving construction and build-outs, licensing requirements for meat packing, food distribution, and store front. Subsequent financing also provided for lender for additional construction updates.
- Represented buyer to force specific performance under the purchase and sale agreement of a multi-family property, through financing of the acquisition of the parcel with the additional financing of several other parcels consisting of 34 residential units owned by the purchaser to finance the new acquisition.
- Represented developer of 19 lot New Hampshire subdivision for purchase through permitting and attorney general approval. Resolved title matters and negotiation of financing with lender including 3 subdivisions.
- Represented landlord in the negotiation of commercial lease for trampoline park, addressing insurance and indemnification provisions.
- Represented a lender in the financing purchase of a planned industrial park with new construction that required licensing for a meat packing plant, food distribution, and store front.
