Karen S. McGinley Shareholder
BiographyKaren is a shareholder of the firm and chairs the Real Estate Practice Group. She has extensive experience in real estate matters including the representation of developers, investors, lenders, and borrowers involved in real estate purchase and sale transactions and financing. Karen is active in planning and zoning matters and serves of both the Bedford Planning Board and the Southern New Hampshire Planning Commission. She also handles leasing transactions, operational issues and problems as well as zoning and planning issues for the firm's real estate clients. Karen has extensive experience in complex condominium and other creative forms of real estate development, including mixed use development. Karen is an accredited member of the Congress for the New Urbanism.
Karen has been recognized as one of the Best Lawyers in America in Real Estate and in Land Use and Zoning Law by Woodward & White's Best Lawyers in America®, the preeminent referral guide to the legal profession in the United States.
Recently, Karen was named by her peers and Business New Hampshire Magazine as the best real estate attorney in New Hampshire in 2012.

An example of Karen's innovative approach to real estate development is Karen's co- authoring of the first Traditional Neighborhood Development ordinance in the United States which was adopted at the 1991 Town meeting by Bedford, New Hampshire, to enable the development of village, mixed use project.
As redevelopment of real estate in southern New Hampshire has become common, Karen has successfully assisted clients in the purchase and redevelopment of "Brownfields" properties. In addition, Karen represents lending institutions in financing real estate projects and represents lending institutions and healthcare facilities in tax exempt bond transactions.

Recent Studies
In June, 2011, successfully completed course in "New Urbanism" taught by Miami University's School of Architecture Representative Matters- Lead counsel for a real estate investor which holds over 1 million square feet of commercial real estate properties in NH and Northern MA, in acquisition, leasing, development and all aspect of his business, including the acquisition, financing and leasing of a 550,000 square foot office park.
- Lead counsel in the purchase and redevelopment of a 100 acre "brownfields" site in southern NH on which is planned a residential development after a completion of the environmental remediation of a former industrial site.
- Lead counsel in the planning and zoning for and creation of condominium for a medical office building and structure parking garage set in a tight urban setting adjunct to a major New Hampshire hospital in which the buildings are located on land condominiums.
- Lead counsel for banks in several tax exempt bond transactions in which the bank was issuing credit enhancement in the form of standby bond purchase agreement or direct pay letter of credit with bonds in principal amounts in the $10,000,000 to $20,000,000 range.
- Lead special counsel to redevelopment authority for the creation of a condominium for a mixed use development that is located in a city- center which was the site of a railroad station and includes building units, air space units which convert to building condominiums upon construction and the right to submit each building to a condominium form of ownership as sub- condominiums.
- Lead counsel borrowing institutions in several tax exempt bond transactions with bonds in principal amounts in the $10,000,000 to $30,000,000 range.
- Lead counsel in sale and acquisition of radio broadcast stations with transaction size from $500,000 to $80,000,000.
- Member of team of attorneys in firm which represented the purchaser of paper and pulp mills in northern New Hampshire, which work included real estate and railroad line issues.
- Counsel to national publicly traded company in the multimillion dollar sales of its commercial real estate properties in New England.
- Represented telecommunications company in zoning and planning matters for the construction of telecommunications towers.
